Central Florida Market Update: October 19, 2026

Monday Market Update — October 19, 2026. Real numbers, real sources, and what they mean if you're buying or selling in Clermont, Groveland, Minneola, or anywhere in Central Florida.
Rates: the streak stopped at seven, but the rate didn't drop
Freddie Mac's weekly survey (released Thursday, October 15) put the average 30-year fixed rate at 7.40% — unchanged from the week before. That ends seven straight weekly increases, but 7.40% is still the highest level since November 2023. The 15-year averaged 6.71%, down slightly from 6.73%. A year ago those numbers were 6.27% and 5.52%. (Source: Freddie Mac Primary Mortgage Market Survey, 10/15/2026.)
The 10-year Treasury, which mortgage rates follow closely, closed Friday near 5.08% — off the multi-decade highs it touched in recent weeks, but still historically high. And inflation is not helping: September's CPI came in at 3.7% year over year (up from 3.4% in August), with core inflation at 2.6% (up from 2.4%).
The Federal Reserve meets October 27–28. As of October 14, the CME FedWatch tool showed roughly a 32% chance of a hike at that meeting and about a 94% chance of a hike by December. That's the market's read, not my prediction. But if your plan is “wait for rates to come down,” the current data doesn't give you much to wait on.
What 7.40% costs in real dollars
On Clermont's median-priced home — about $438,000 — with 20% down (a $350,452 loan, principal and interest only):
- At 7.40%: about $2,426/month
- Same rate as last week, so this week's change is $0
- At the year-ago 6.27%: about $2,162 — $264 a month more than a year ago
- Every quarter-point move changes the payment by about $60 a month
- 15-year at 6.71%: about $3,093/month
Taxes, insurance, and HOA come on top — this is the apples-to-apples rate comparison.
What the local market is doing
Orlando metro (ORRA, September): the median single-family sale price was $432,360 — essentially flat against September 2025 ($432,241). Single-family closed sales were 1,843, down 4.6% from August and about 1% below last September. Active inventory rose to 12,464 homes (from 12,144 in August), which ORRA's report puts at roughly 5.3 to 5.6 months of supply (the report cites both numbers) — up from 4.9 in August. Homes averaged 66 days on the market. ORRA's president, Chris Atwell, said: “A 7.3% rate changes the math for a lot of families, and September's sales reflect that.”
Clermont: the median sale price over the past 12 months is $438,065, down about 1.7% from the prior 12 months. Closed sales have taken a median of 41 days, and homes are closing at about 96.7% of the asking price — so on average buyers are getting a few percent off the last list price.
What this means for you
Buying: more inventory and slower sales mean more room to negotiate. Don't spend your energy guessing where the rate goes — know the monthly payment you're comfortable with, get pre-approved, and let me find the sellers who are ready to deal. If the payment works at today's rate, you're buying the house, not the rate story, and you can look at refinancing later if rates ever ease.
Selling: buyers still shopping at 7.40% are serious, but they have more homes to choose from than they did a few months ago. Priced right on day one, your home competes well. Priced hopefully, it becomes one of the listings that sits. I'll show you exactly where your home lands before we list.
