Labor Day is behind us, and that matters more in real estate than people think. The summer families have moved. The lookers have gone back to school pickup lines. What's left in the market this morning — on both sides — is people who actually intend to transact. That's the fall market, it starts today, and here's what it looks like in the numbers.
Rates picked the wrong direction — again
Freddie Mac's weekly survey came in Thursday at 6.71% for the 30-year fixed — up from 6.66% the week before, the second straight weekly increase, and higher than the 6.50% we saw a year ago. The 15-year sits at 6.04%. Freddie Mac's chief economist put it plainly: "Purchase demand has remained relatively stable indicating steady interest from buyers adapting to evolving market conditions."
Translation: buyers have stopped waiting for the 5s. If your plan for the last year has been "I'll buy when rates drop," the market has now spent twelve months not cooperating — and prices in Clermont rose 4.6% while you waited. I'm not telling you to rush. I'm telling you the math of waiting has a cost column too, and it deserves to be on your spreadsheet.
The Clermont numbers
The latest full month of local data (July 2026, via Houzeo):
- Median sale price: $460,000 — up 4.57% year over year
- 449 homes sold — up a striking 57% from a year ago
- 67 days on market — homes are moving 18% faster than last year
- 1.78 months of supply — tight by any historical standard
- 98.13% sale-to-list — and only about 1 in 9 homes sells above asking
That combination — rising sales, rising prices, but sellers still conceding about 2% off list — is what a genuinely balanced market looks like. Nobody has the other side over a barrel right now. Deals get made by whoever prepares better.
What the fall market means if you're buying
September through November is quietly one of the best windows of the year to buy here. The competition thins out, sellers who didn't move all summer get realistic, and 67 days on market means you have time to inspect, negotiate, and think. With the market this balanced, a well-structured offer under list is not an insult — it's Tuesday. And Central Florida's fall brings something else: this is when out-of-state and Canadian buyers start shopping for winter. I'm watching it happen in my own phone this week.
What it means if you're selling
Less competition is the fall seller's gift — but it only pays if your price is right on day one. The majority of Clermont sellers this year cut their price before selling; the ones who didn't priced correctly at the start.
