Relocating to Clermont, FL: The Complete Guide to Moving to Central Florida

by Troy Boss

Every week I talk with someone who is thinking about moving to Central Florida. Some are relocating for a job. Some want a lower-stress lifestyle. Some are coming from a state where the winters are long and the taxes are heavy. Almost all of them ask the same thing: "Where do I even start?"

Here is the honest, practical version. No hype. Just the steps and the questions that actually matter when you buy a home here, especially if you are doing it from out of state.

1. Decide where you want to live before you decide what to buy

Central Florida is not one market. It is a handful of very different ones, and the commute, the feel of the neighborhood, and the cost of living change from one to the next.

  • Clermont sits on the western edge of the Orlando area, with rolling hills (yes, in Florida), lakes, and quick access to State Road 50, the Florida Turnpike, and State Road 429.
  • Minneola and Groveland are growing fast, with a lot of newer communities.
  • Winter Garden and Windermere put you closer to the Orlando side of things, with a more established town feel.
  • Lake Nona, Kissimmee, and Davenport offer other price points and styles.

Spend a weekend driving your real commute at your real time of day. A map does not show you traffic on a Monday at 8 a.m.

2. Understand the true cost of owning here

The price of the home is not the whole number. These are the items out-of-state buyers get surprised by:

  • Homeowners insurance. Florida insurance is its own category. Get quotes before you are under contract, not after. The age of the roof and the condition of the electrical and plumbing change what you pay and sometimes whether a company will write the policy at all.
  • Wind mitigation and 4-point inspections. These are common here, and they can lower your insurance cost. Ask for both.
  • HOA and CDD fees. Many Central Florida communities have an HOA, and newer communities may also have a CDD (community development district) fee. Add them into your monthly payment.
  • Flood zone. Find out the flood zone before you commit, and ask about flood coverage.
  • Property taxes. Florida has no state income tax, which is a real benefit. But property taxes and the homestead exemption work differently than where you live now, and the rules can change. Ask me for the current numbers on any home you are serious about, and confirm them with the county property appraiser.

3. Buying from out of state (it is easier than you think)

Plenty of my clients bought without seeing the house in person first. Here is how it works:

  1. Get pre-approved first. It tells you your real budget and makes your offer stronger.
  2. Tour by video. I walk the home live with you, show you the street, the neighbors' yards, and the things photos hide.
  3. Do the inspection. A good inspector is your eyes on the ground. Roof, electrical, plumbing, air conditioning, and the 4-point and wind mitigation reports.
  4. Plan one trip, not five. Many buyers come down once for a focused weekend of showings, or only for closing.
  5. Pay attention to the timeline. Closing usually takes about 30 to 45 days, longer with certain loans or a new build.

4. Watch the timing on your end

If you still have a home to sell, the order matters. Do you sell first and rent for a while, or buy first and sell after? There is no one right answer. It depends on your equity, your lender, and how much risk you are comfortable with. Let's map it out before you list or write an offer.

5. The details people forget

  • Florida's motor vehicle agency (FLHSMV) sets deadlines for new residents to get a Florida driver license and register vehicles. Check them as soon as you move.
  • Set up utilities for the closing date. Which companies serve a home depends on the exact address.
  • Update your address with your bank, employer, insurance companies, and the IRS.
  • Hurricane season runs June 1 to November 30. Know your plan, your shutters or windows, and your insurance deductible.

6. Pick someone who does this every week

Moving is one of the biggest decisions you will make. You deserve someone who answers the phone, tells you the truth about a home (including the parts you will not love), and handles the details so you can focus on your move.

If you are thinking about relocating to Clermont or anywhere in Central Florida, let's talk. No pressure, no pitch. Just a straight conversation about your timeline, your budget, and what makes sense.
