Central Florida Market Update — October 12, 2026: Seven Straight Weeks Up. Rates Hit 7.40% — Here’s the Play, Not the Panic.
Monday Market Update — October 12, 2026. Real numbers, real sources, and what they mean if you're buying or selling in Clermont, Groveland, Minneola, or anywhere in Central Florida.
Rates: seven straight weeks up
Freddie Mac's weekly survey (released Thursday, October 8) put the average 30-year fixed rate at 7.40% — up from 7.28% the week before, and the seventh weekly rise in a row. That's the highest reading since November 2023. The 15-year averaged 6.73%. A year ago those numbers were 6.30% and 5.53%. (Source: Freddie Mac Primary Mortgage Market Survey, 10/8/2026.)
And here's the part I won't sugarcoat: the next Federal Reserve meeting is October 27–28, and markets currently lean toward a hold this month with real odds of a hike in December — not a cut. The 10-year Treasury closed last week around 5.26%, and respected housing analysts are openly discussing 8% mortgage rates as a possibility if bond selling intensifies. No predictions here — but if your plan is "wait for rates to come down," the data says you need a better plan.
What 7.40% costs in real dollars
On Clermont's median-priced home — $449,000 — with 20% down (a $359,200 loan, principal and interest only):
- At 7.40%: about $2,487/month
- At last week's 7.28%: about $2,458 — this week's move costs $29 a month
- At the year-ago 6.30%: about $2,223 — $264 a month more than a year ago
- 15-year at 6.73%: about $3,175/month
Taxes, insurance, and HOA come on top — this is the apples-to-apples rate comparison.
The market has already repriced
While rates climbed, sellers moved first: price cuts are running above last year's pace, pending sales are soft, and Clermont's median sale price is $449,000 — flat compared to a year ago — with homes taking a median 68 days to sell and 758 active listings to choose from. Yet homes that are priced right still close at 98.5% of list, and about 1 in 7 still sells above asking.
Orlando metro-wide (ORRA, August — the September report lands mid-October and I'll break it down here): median $400,676, inventory 12,144 homes, 4.9 months of supply, average 64 days on market. ORRA's president called it “a market finding its footing rather than losing ground.”
What this means for you
Buying: stop waiting on the rate and start negotiating the price — that's where the leverage moved. Sellers who've already cut once or twice are the opportunity, and if the payment works at today's rate, you buy the house, not the rate story — and refinance later if relief ever comes. Get pre-approved, know your real monthly number, and let me find the sellers who've already blinked.
Selling: every buyer still shopping at 7.40% is serious — but they're comparing your home against a market full of price cuts. Price right on day one and you're in the 98.5%-of-list column; chase the market down and you're the 68-day statistic. I'll show you exactly where your home lands before we list.
