Pool Homes Clermont FL Under $500K: 6BR Deal of the Week
Every week I go through every active listing in Clermont and find the one where the math actually stands out. This week it wasn't close.
The Deal: 16222 Egret Hill St, Clermont — $499,999

Here's why that last number matters. Right now there are 261 active listings in Clermont between $400,000 and $600,000. The typical one is asking around $221 per square foot. This home is asking $165.67 — roughly 25% below the middle of the market, and it is the lowest price per square foot of any private-pool home in the entire price band.
Put it another way: at the market's typical rate, $499,999 buys you about 2,260 square feet. This house gives you 3,018 — over 750 square feet more house for the same money. That's an extra primary suite, a home office and a game room, for free.
Who this house is actually for
Big families and multi-generational households. Six real bedrooms and four full baths means nobody shares. At $83,333 per bedroom, nothing else with a private pool in Clermont comes close.
Anyone who wants the pool without the pool premium. Private-pool homes in this market usually carry a meaningful markup. This one is priced below the no-pool median. The Florida math is simple: a pool you'll use twelve months a year, already built, already permitted, already paid for by somebody else's decision to sell.
House hackers. Six bedrooms in 34714 — minutes from the attractions corridor — is exactly the layout that lets a family live well in four bedrooms while the space earns its keep. Check the HOA's rules on rentals before you count on this — I'll pull them for you.
The honest part
It's a 2006 build, so budget your inspection attention where it belongs: roof age (it drives your insurance quote more than anything else), the A/C systems, and the pool equipment — a resurfacing or a new pool pump is a real number, and we'd rather know before we write. Taxes last year were $5,281; remember your bill resets at your purchase price without the previous owner's homestead cap. And it has been on the market 24 days — young enough that the price is real, old enough that the seller is listening.
One more thing worth knowing: this address has been one of the most-viewed homes in my own buyer database this week. I'm not the only one who noticed the number.
