Why 16+ Unit Apartment Buildings Are So Hard to Find in Central Florida

I sell homes for a living, and I have started working on the commercial side with the commercial division at LIFESTYLE International Realty. This series is what I'm learning as I go, with help from the people in our office who have done these deals for years. First topic: mid-size apartment buildings, the 16-unit-and-up kind that a private investor or a small fund can buy. Investors ask for them all the time. Almost none are for sale.

How many 16+ unit buildings are actually listed?

On September 24, 2026, I searched the public commercial listing sites for apartment buildings with 16 or more units, priced between about $2.5 million and $18 million, across nine counties: Orange, Seminole, Osceola, Lake, Polk, Volusia, Hillsborough, Pinellas and Pasco. That is the whole I-4 corridor plus Tampa Bay.

I found 20 buildings with a published price, and 7 more marked "price on request." Here is where the 20 were:

Most of the 20 were built between 1960 and the late 1980s. Asking prices ran from about $104,000 to $367,000 per unit. This was a search of public sites on one day, not a count of every listing, and some platforms don't show everything without a login. Still, the picture is clear. In a region of several million people, the public market at this size is a couple dozen buildings, and almost none of them are in the Orlando suburbs.

Why are so few for sale?

A few reasons come up again and again:

  • Not many were built. Most of Central Florida's suburbs grew as single-family neighborhoods. New apartment construction today is mostly large communities of 200 units or more, built and owned by institutions. The
