Central Florida Market Update: November 2, 2026

Monday Market Update — November 2, 2026. Real numbers, real sources, and what they mean if you're buying or selling in Clermont, Groveland, Minneola, or anywhere in Central Florida.

Rates: a second small step down, and the Fed stood pat

Freddie Mac's weekly survey (released Thursday, October 29) put the average 30-year fixed rate at 7.24%, down from 7.32% the week before. The 15-year averaged 6.60%. Two weekly declines in a row is a better trend than the long climb we had in the fall, but it is still a rate roughly a point higher than a year ago.

The Federal Reserve held its benchmark rate steady at its October 28 meeting. Whether it moves again in December is the market's guess, not mine, and nothing in today's numbers says rates are about to fall quickly. If your plan is “wait for rates to come down,” build in a plan B.

What 7.24% costs in real dollars

On Clermont's median-priced home — about $438,000 — with 20% down (a $350,452 loan, principal and interest only):

  • At 7.24%: about $2,388/month
  • At last week's 7.32%: about $2,407 — this week's drop saves roughly $19 a month
  • At the year-ago 6.17%: about $2,140 — $249 a month more than a year ago
  • Every quarter-point move changes the payment by about $60 a month
  • 15-year at 6.60%: about $3,072/month

Taxes, insurance, and HOA come on top — this is the apples-to-apples rate comparison. For newer communities, see HOA and CDD fees in Clermont, and compare with last week's market update.

What the local market is doing

Clermont (as of November 1): the median sale price over the past 12 months is $438,065, down about 1.7% from the prior 12 months. Closed sales have taken a median of 41 days, and homes are closing at about 96.7% of the asking price. Across Lake County the median is 52 days and 95.4%, so Clermont is moving a little faster than the county as a whole.

Those figures come from a 12-month window, so they move slowly week to week. The takeaway: prices have eased slightly, sellers are still getting close to asking when the price is right, and buyers have more room to negotiate than they did a year ago.

What this means for you

Buying: a small rate dip doesn't change the plan. Know the monthly payment you're comfortable with, get pre-approved, and let me find the sellers who are ready to deal. If the payment works at today's rate, you can always refinance later if rates fall; if it only works at a lower rate, we should talk about price range before you fall in love with a house.

Selling: buyers shopping at 7.24% are serious, but they have choices. Priced right on day one, your home competes well. Priced hopefully, it becomes one of the listings that sits. Thinking about a quick cash offer instead? Read cash offer vs. listing in Clermont: the real numbers, then I'll show you both numbers for your house.
