Cash Offer vs. Listing Your Home in Clermont: Real Numbers
Every month, somebody sits in my office torn between two doors. Door one: a cash offer, close in two weeks, no showings, no repairs, done. Door two: list the house, do the work, and probably walk away with more money. The companies behind door one won't tell you honestly what door two is worth. Plenty of agents won't tell you honestly what door one is good for. Let me do both.
What a cash offer actually is
When an investor or an instant-buyer company offers cash for your home, you are not selling a house — you are buying three things: speed, certainty, and invisibility. No listing photos, no strangers in your closets, no waiting on a buyer's loan, no deal collapsing at the appraisal. You pick the closing date. For the right seller, that is worth real money.
And you pay for it. Cash offers are built below full market value — that is the entire business model of the buyer making them. On top of the discount, most institutional buyers charge a service fee, and repair deductions often appear after the inspection. None of that makes cash offers a scam. It makes them a product with a price — and the only mistake is buying the product without knowing the price.
What listing actually gets you
Listing on the open market is how you find out what your home is worth to the person who wants it most, not what it's worth to a spreadsheet in an office. In Clermont right now, correctly priced homes are selling in weeks, at roughly 98% of asking. Exposure creates competition, and competition is the only force that pushes a price up.
The cost is everything the cash buyer is selling you relief from: prep and repairs, showings, a financed buyer's timeline, and the small-but-real chance a deal falls through and you relist. Typical seller costs in Florida — commission, doc stamps, title — run their own meaningful percentage, so the honest comparison is never “cash offer vs. asking price.” It is net vs. net, on paper, side by side.
A worked example — illustration only
Say the open market would bring $450,000 for your house. A listing path might net you somewhere around $415,000 after commission and Florida closing costs — minus whatever prep you put in, and it takes two to three months start to finish. A cash offer on the same house might come in meaningfully below that market figure, less a service fee, less post-inspection deductions — but it closes in two weeks with zero prep, zero showings, and zero risk of falling through. The gap between those two nets is the price of speed. Sometimes it's a price worth paying. Often it's tens of thousands of dollars you'd rather keep. The point is to see the number before you choose — every situation prices differently, which is why I run both columns with real figures before recommending either door.
When the cash offer genuinely wins
- The house needs work you can't or won't do. Listing a rough house invites low offers anyway; the discount may shrink to nearly nothing.
- You need the date certain. A job start, an estate to settle, a foreclosure clock — when missing a date costs you more than the discount, certainty is the bargain.
- Privacy matters more than the last dollar. Some situations — divorce, illness, a tenant in place — make showings genuinely painful.
- You're buying elsewhere and the timing must interlock. A guaranteed close can be the piece that makes the next purchase possible.
When listing wins
Almost everywhere else — and specifically: when the house is in decent shape, when you have even six weeks of flexibility, and when the difference of tens of thousands of dollars matters to your next chapter. In a market where correctly priced Clermont homes are moving in weeks, the “months of uncertainty” picture the cash buyers paint is mostly yesterday's market.
Here's my actual offer
I can get you both numbers, for free, with no commitment. Through my cash-offer network I'll bring you a real written cash offer on your home — and next to it I'll put an honest market analysis of what listing would net you, prep costs and timeline included. Two columns, real figures, your decision. If the cash offer wins for your situation, I'll tell you so. I'd rather lose a listing than have you lose $40,000 to convenience you didn't need — or suffer three months of showings you never had to endure.
Or skip the form: call or text me at 315-335-4622, tell me the address, and I'll have both columns in front of you this week.

The worked example is an illustration, not an offer, quote, or guarantee; every property and every cash offer prices individually, and actual figures depend on condition, location, timing and the buyer. Market observations reflect Clermont-area conditions as of August 2026 (median sale ~$460,000, ~98% sale-to-list, homes selling in roughly two months on average) and change over time. Cash offers are made by third-party buyers, not by Troy Boss or LIFESTYLE International Realty; terms, fees and deductions are set by the offering buyer and vary. Commission and closing costs are negotiable and vary by transaction. Consult your own financial and legal advisors before selling.
