When SELLING wins
- You need the equity for your next move. If the down payment on the next house lives inside this one, selling puts it to work.
- You've lived there recently. If the home was your primary residence for 2 of the last 5 years, you may qualify for a large capital-gains tax exclusion — a benefit that can fade the longer you rent it out. (Confirm your situation with your tax professional.)
- You don't want tenants. Managing tenants, repairs and late-night calls isn't for everyone — and that's a perfectly good reason.
When RENTING wins
- The rent covers the full cost of ownership — with room to spare. If the numbers cash-flow after everything, you may be holding a wealth-building asset.
- Your mortgage rate is one you'll never see again. A low locked rate is valuable; renting lets you keep it working.
- The market isn't paying your number yet. Renting for a season can beat chasing the market down. Sometimes the winning play is "rent for two years, then sell."
