Deal of the Week: The Cheapest 4-Bedroom in Clermont

I pulled every active single-family listing in Clermont this week — 258 homes, from $304,900 to $500,000 — and ran each one against comparable properties in its own ZIP code, within twenty percent on square footage and twelve years on age.

One address came back with a gap large enough that I checked the arithmetic twice.

The number that made me look twice

Of all 258 active listings in Clermont right now, 15733 Bay Vista Drive is the least expensive four-bedroom home in the city.

It is one of only two four-bedrooms priced under $340,000. The other is 1237 Woodflower Way at $330,000 — which is 264 square feet smaller for $5,100 more. After those two, the next four-bedroom in Clermont is $344,000.

That is usually where I start looking for the catch.

The comps are on the same street

Weston Hills has five homes on the market at the moment, which is unusual and extremely useful. It means the comparison does not require judgement calls about different neighbourhoods, different school zones or different commutes. Same subdivision, same streets, same everything.

Read the second row carefully. 15833 Bay Vista is 202 square feet smaller, has one fewer bedroom, is asking $5,000 more, and has been sitting for 91 days.

And 15702 Bay Vista — four bedrooms, 39 square feet smaller — is asking $50,100 more. That one does have a private pool, which is a real difference and worth saying plainly. But a pool is not a $50,000 difference on a $325,000 house in this market.

What the wider comp set says

Narrowing to the honest comparison — Clermont 34714, between 1,800 and 2,100 square feet, built between 1995 and 2010 — there are seventeen active listings. The median is $203.50 per square foot.

At that rate, 1,928 square feet prices at roughly $392,000.

It is listed at $324,900. The gap is about $67,000, or seventeen percent.

The part most people will miss

Large discounts show up in MLS data all the time, and most of them are not opportunities. They are verdicts. A home priced twenty percent below its neighbours that has been on the market for four hundred days is not underpriced — it is correctly priced for a problem the spreadsheet cannot see.

There are several in this week's data. One Clermont home has been listed 562 days. Another 495, another 493. Every one of them looks like a bargain in a column of numbers, and not one of them is.

15733 Bay Vista has been on the market ten days. The five other Weston Hills listings have averaged 101.

That combination — a large gap on a brand-new listing — is rare, and it is the entire reason this is the Deal of the Week rather than a curiosity. The market has not had time to weigh in yet.

Straight talk about the downsides

I would not be doing my job if I only gave you the good half.

No pool. The pool home on this street is $375,000. If a pool is non-negotiable for you, this is not your house, and I would rather you know that in the first ten seconds than the first showing.

I have not been inside. This analysis is built entirely on public MLS data — square footage, price, age, tax records and days on market. A home can be priced below its neighbours for reasons that only appear when you walk through the front door. Dated kitchens, deferred maintenance, an awkward floor plan, a roof approaching the end of its life. I do not know, and I am not going to pretend otherwise.

Taxes are $4,997 a year, roughly $416 a month on top of principal, interest and insurance. That is in line with its neighbours, but budget for it.

Location is 34714, not 34711. Weston Hills sits in south Clermont, closer to the attractions corridor than to the historic downtown and the lakefront. For a family that wants easy access to the parks, that is a feature. For someone picturing downtown Clermont's Sunday farmers market, it is a twenty-minute drive. Neither is wrong. They are just different houses in different lives.

What I would actually do

If four bedrooms under $340,000 is what you have been searching for and coming up empty, there are exactly two addresses in Clermont that satisfy it — and this is the larger one by 264 square feet, for less money. That is not marketing language, it is what the data says this week.

I would want eyes on it quickly, and I would want an inspection before anything else — precisely because I cannot tell you what the inside looks like. If the inspection comes back ordinary, the arithmetic on this one is hard to argue with. If it comes back rough, you will have learned why it is priced where it is, and that is worth knowing too.

Either way, ten days on market in a neighbourhood averaging 101 means this is not a listing that will sit quietly for a season.

Some context on the Clermont market right now

Across all 258 active listings, the median is $218.42 per square foot in 34711 and $213.91 in 34714. Median days on market is 66 and 65 respectively — meaning a typical Clermont home is taking roughly two months to sell.

Two months is a balanced market. It is not the frenzy of 2021, when anything listed on a Friday was gone by Sunday, and it is not a collapse. It means buyers have room to inspect, to negotiate, and to walk away — three things that were effectively unavailable four years ago.
