Clermont Market Update: Rates Slip Again as the Median Hits $460K (Aug 17, 2026)
Two things happened this week that every Clermont buyer and seller should know about: mortgage rates fell for the second week in a row, and our median sale price quietly climbed to $460,000. Here is what that combination actually means for you.
Rates: Two Weeks of Relief
Freddie Mac's weekly survey put the average 30-year fixed rate at 6.67%, down from 6.69% the week before - the second consecutive weekly decline. The 15-year fixed fell to 5.96%. Freddie Mac's chief economist noted that affordability is improving and loan applications are rising, which tells you other buyers are already responding.
Clermont by the Numbers (July data)
Median sale price: $460,000 - up 4.6% from a year ago.
Days on market: 67 - homes are selling 18% faster than last year.
Inventory: 1.78 months of supply - a balanced market, leaning tighter.
Sale-to-list: 98.1% - priced-right homes are getting almost full asking.
If You Are Buying
Here is the math nobody shows you: while you wait for rates to fall further, Clermont prices rose 4.6% in a year. On a $460,000 home, that is over $20,000 of price increase - far more than a small rate dip saves you. Buy the house, date the rate: you can refinance a rate later, but you cannot go back and buy at last year's price.
If You Are Selling
Homes here are selling faster than last year and capturing 98% of asking price - but only when they are priced right from day one. With under two months of inventory, a well-prepared, well-priced Clermont home still commands attention. Overprice it, and 67 days becomes 120.
