Clermont Market Update September 2026: The One Stat to Know

Every month I give you the real Clermont numbers with no spin, because you can't make a good decision with a bad number. Here's your September update — and this month, one statistic tells the whole story. Six out of ten Clermont sellers had to cut their price before their home sold. Let's talk about what that means for you, whichever side of the deal you're on.

The numbers (latest reporting: July 2026)

  • Median sale price: $460,000 — up 4.57% from a year ago
  • Homes sold: 449 — up 57% year-over-year
  • Days on market: 67 — down 18% from last year
  • Months of supply: 1.78 — down from 2.49 a year ago
  • Sale-to-list ratio: 98.13%
  • Sold above asking: 10.9% of homes
  • Took a price reduction before selling: 61.7% — up from 52.5% last year

And rates: the 30-year fixed averaged 6.66% this week per Freddie Mac — up one basis point from last week, and about a tenth of a point higher than a year ago. Translation: rates are boring right now. After years of whiplash, boring is a gift — it means you can plan.

The statistic nobody puts in their ads

Prices up. Sales up 57%. Homes moving 18% faster. Sounds like a seller's party — so why did 61.7% of sellers have to cut their price to get sold?

Because this market has split in two. Homes priced correctly on day one are selling quickly — some over asking. Homes priced on hope sit, go stale, cut once, sometimes cut twice, and eventually sell for less than honest pricing would have gotten them at the start — after months of showings, cleaning, and stress. The averages blend both stories, and the blend hides the lesson: Clermont buyers in 2026 are informed, patient, and completely unwilling to overpay. But they show up fast — and they compete — when the number is right.

If you're selling this fall

The 61.7% is not a reason to panic. It's a map of the mistake to avoid. Your first two weeks on market are when showing traffic peaks — you never get that audience back. Price to the market on day one and you're in the winning 38%: faster sale, stronger negotiating position, often multiple offers. Price "to leave room to negotiate" and the data says you'll likely join the reduction club — and reductions cost more than courage does, because buyers read a price cut as an invitation to push harder.

Three things the numbers hand you:

  • The reduction list is your shopping list. Six in ten listings cut their price — those sellers are motivated and negotiable, and days-on-market is public information. Ask how long it's been listed and what it's been cut from.
  • Supply is still tight (1.78 months) — the well-priced home you love has other admirers. When the right one appears at the right number, hesitation is expensive.
  • Steady rates mean your pre-approval actually holds. At 6.66% and flat, the budget your lender gives you this week is the budget you'll shop with next month. Get the number first; shop second.

The bottom line

Clermont is rewarding preparation on both sides: sellers who price honestly and buyers who arrive pre-approved. Everyone else is subsidizing them.
