Every week I pull the MLS export for our area and rank every active listing by one honest number: price per square foot, measured against homes like it. This week I pulled every home for sale in Clermont and Minneola between $400,000 and $700,000. That's 442 homes. One of them stopped me.

Why this one won
Cheapest isn't the same as best value, so I don't rank by price alone. I compare each home to homes like it. There are 91 single-family homes between 2,500 and 3,000 square feet on the market in this week's data. Their middle asking price is $555,500. This one is asking $400,000 — the lowest price of all 91.
It's also the only home in the entire export with more than 2,700 square feet at $400,000 or less, and at $147 a square foot it has the lowest price per square foot of any home under 3,000 square feet on the list. The other homes in its own neighborhood are averaging about $195 a square foot.
The $20,000 question down the street
Here's the part that made me look twice. In the same neighborhood, there's a home that's 720 square feet smaller — and it's asking about $20,000 more.
Is there a reason? Maybe. It could be condition, finishes, the lot, or simply a seller who priced to sell while the neighbors priced to test the market. It's not a short sale or a foreclosure — it's a regular sale by an owner who lives there. Why the gap is the first question a good buyer's agent asks, and it's the question I'd ask for you before you ever write an offer.
What the listing says has been done
- Recently repainted throughout, a newer AC unit, and new stairs
- Granite countertops, with all appliances included — washer and dryer too
- Living and dining on the first floor; all four bedrooms upstairs, including a large primary suite with a walk-in closet
- 2-car garage plus a 2-space carport, irrigation system, flood zone X
- Community pool, covered by the $540-a-year HOA
- Financing accepted: conventional, FHA, VA, and cash
Before you write an offer
A great number is where the work starts, not where it ends. Three things I'd do first on this one:
- Get a full inspection. It's being sold as-is, which is common and not a red flag by itself — it just means the inspection is where your protection lives. Roof age, AC age, and the stairs work are the first things I'd have looked at.
- Ask for the disclosures. The seller's property disclosure and the HOA disclosure should be in your hands before you're committed.
- Confirm your real monthly cost. The HOA is low, but there's also a CDD, and property taxes reset when a home sells. Check the tax history with the Lake County Property Appraiser and budget on what you will pay, not what the current owner pays.
