Builder Incentives Most Buyers Miss in Central Florida

Right now, builders across Central Florida are quietly offering some of the best incentives of the year - and most buyers never ask for them. If you're shopping new construction in Clermont, Groveland, Minneola, or anywhere in the region, the next few weeks are worth understanding.

Why late September is different

Publicly traded builders report their numbers every quarter, and for many of them the quarter closes September 30th. Every finished home still sitting unsold on that report costs them - which is why this time of year, sales offices get flexible. The list price rarely moves much. The incentives are where the real money is.

The incentives most buyers never ask about

Rate buydowns. Many builders will pay to lower your interest rate - sometimes temporarily (a 2-1 buydown that cuts your rate for the first two years), sometimes permanently for the life of the loan. On a typical Central Florida price point, a permanent buydown can be worth more than a price cut of twice its size, because it compounds every month for thirty years.

Closing-cost credits. Often thousands of dollars, frequently tied to using the builder's preferred lender. Sometimes that lender is your best deal - and sometimes an outside lender beats them even after you give up the credit. The only way to know is to compare both in writing.

Inventory homes. A "spec" or quick-move-in home the builder already finished is where the deepest deals hide. It's done, it's on their books, and they want it gone. In this week's market data I found finished new construction listed well below what the same builder is asking for comparable homes on the very same street. Those gaps exist right now.

Design and upgrade credits. On to-be-built homes, builders will often move on design-center allowances, appliance packages, or lot premiums before they'll move on price - because the price shows up in the neighborhood comps and the credits don't.

The one thing to remember before you walk into a model home

The friendly agent in the sales office works for the builder. That's not a criticism - it's their job. But it means every number they show you is built to serve the builder's side of the table. You're allowed to bring your own agent to represent you, and in most new-construction communities the builder compensates the buyer's agent - ask before you register, because many builders require your agent to accompany or register you on the first visit. Walking in alone can cost you your representation for that entire community.

A good buyer's agent will pull what the builder has actually been selling homes for (not just asking), compare the preferred lender against outside options, and negotiate the incentive stack - not just nod at the first offer sheet.

First-time buyer? Stack the programs

Florida's Hometown Heroes program offers down payment and closing cost assistance to eligible full-time workers, and it can be combined with builder incentives on qualifying purchases. Between a builder credit and program assistance, buyers are often surprised how far their cash actually goes. The starting point is simply knowing your number.
