Central Florida Market Update — August 10, 2026
Everybody keeps telling you it's a seller's market. The July numbers for Clermont say something more interesting.
The median sale price came in at $460,000 — up about 4.6% from a year ago. Homes are moving faster too, averaging 67 days on market, roughly 18% quicker than last summer. On their own, those two numbers sound like a market where sellers hold all the cards.
They don't. Here's the part that doesn't make the headlines.
There are 798 homes for sale in Clermont right now, which works out to about 1.78 months of supply. And sellers are accepting an average of 98.13% of asking price. A truly hot seller's market runs under a month of supply with homes going at or above list. What we actually have is a balanced market — one where buyers and sellers are negotiating on something close to even footing.
What that means if you're buying
You are no longer bidding against eleven other people. You can ask for repairs after the inspection. You can ask for a closing-cost credit. You can ask for a rate buydown, which in this environment is often worth more than knocking a few thousand off the price. None of that was realistic eighteen months ago in Central Florida.
Rates are the other half of the equation. Freddie Mac put the 30-year fixed at 6.69% this week, essentially flat from last week's 6.66% and within a few basis points of where it sat a year ago. Rates have stopped whipsawing. That stability is worth something — it means the payment you calculate today is likely to be close to the payment you actually get.
What that means if you're selling
Your home is still worth meaningfully more than it was last summer, and it will likely sell faster than it would have. But it needs to be priced right the first time. With 798 competing listings, an overpriced home doesn't just sit — it becomes the house buyers use to make another house look like a deal. The homes hitting 98% of asking are the ones that came out priced correctly on day one.
The bottom line
This is the least frantic Central Florida market we've had in years, and that's a good thing. Balanced markets reward people who prepare — who know their number, know their financing, and move deliberately instead of desperately.
