BOSS Deal of the Week - Clermont Region, Week 4: 3,298 Sq Ft for $494,000 (and the $80,000 Question on the Same Street)

Every week I pull the MLS export for our area and look for the one number that doesn't add up. This week I pulled every active home between $400,000 and $500,000 in Clermont, Winter Garden, Groveland, Minneola and Windermere (plus a couple of neighbors). That's 425 homes. Only nine of them are bigger than 3,000 square feet. This Clermont home is one of the nine, and the street it sits on tells the real story.

Why this one caught my eye

Space is the hardest thing to find under $500,000. Of the 425 homes in this week's data, only 9 have more than 3,000 square feet. This one is 3,298 square feet with four bedrooms, asking $494,000. That works out to about $150 a square foot, compared with a middle price of about $232 a square foot across all 425 homes, and about $218 for single-family homes in Clermont.

I'll be straight with you: it is not the single lowest price per square foot on the list. A handful of the other big homes are priced lower per foot, some by only a few dollars, and I look at those too. Price per square foot is a starting point, not a verdict. What made me stop on this one is what's happening on its own street.

The $80,000 question on the same street

On the same street, two other homes are for sale right now. Both are about 1,700 square feet, three bedrooms and two baths, built in 2014 and 2015, and both are listed at about $414,000 to $415,000.

This week's deal has about 1,600 more square feet — nearly twice the house — for about $80,000 more. That's roughly 19% more money for roughly 94% more space. The two smaller homes are priced around $243 a square foot.

Is there a reason? Maybe. It could be condition, the lot, the layout, what's been updated, or how motivated the seller is. I don't know yet, and I won't pretend to. Why the gap is the first question a good buyer's agent asks, and it's the question I'd ask for you before you ever write an offer.

What the MLS listing says

I read the full MLS listing, not just the export. Here is what it shows:

  • Price history: it was first listed at $499,000 and is now $494,000.
  • HOA: $185 per quarter, which is about $740 a year. It is a gated community (no guard) and the fee includes grounds maintenance. No CDD fee is listed.
  • Square footage: 3,298 heated square feet, taken from public records. Total area including garage and porches is listed at 4,114.
  • Lot and flood: about a fifth of an acre, fenced backyard, flood zone X.
  • Terms: the listing is marked as-is, and the seller will consider cash, conventional, FHA and VA financing.
  • Updates: the listing remarks say the home has a brand-new roof and HVAC system. That comes from the seller, and no dates are given, so treat it as a claim to verify.

That may or may not explain the gap on the street. A new roof and AC would be a real selling point. But as-is means you carry the risk of whatever the inspection finds, which is one more reason to ask questions first.

Before you write an offer

A great number is where the work starts, not where it ends. Here's what I'd do first on a home like this:

  • Verify the roof and the AC. The listing says both are new, but it gives no dates. Ask for the installation dates, the permits and any warranties, and have your inspector confirm. If they were not replaced, a 2014 home is in the age range where buyers should budget for both.
  • Get a full inspection. On a 3,300-square-foot home there is a lot to check: roof, AC, plumbing, electrical, and the structure. Because the listing is marked as-is, the inspection is where your protection lives.
  • Confirm your real monthly cost. The listing shows an HOA of $185 per quarter and no CDD, but confirm both with the association before you rely on them. Remember that property taxes reset when a home sells. Check the tax history with the Lake County Property Appraiser and budget on what you will pay, not what the current owner pays.   • Ask for the disclosures. The seller's property disclosure and any HOA documents should be in your hands before you're committed.
