Deal of the Week: 4,936 Square Feet for $595,000 — Clermont's Biggest Home Under $600K

Every week I rank the active listings in one Central Florida market segment by the numbers — not the photos — and pick the one deal that stands out. This week I pulled all 65 active single-family listings in Clermont's 34711 between $500,000 and $600,000. One home beat the other 64, and it wasn't close.

The pick: 1042 Harmony Ln, Clermont — Nottingham at Legends

$595,000 · 4,936 square feet · 6 bedrooms · 4 baths · built 2011 · $120.54 per square foot.

The median price per square foot across those 65 listings is $218.75. This home is at $120.54 — forty-five percent below the middle of its own market. It is also, simply, the largest home for sale in Clermont's entire $500K–$600K band: the next-biggest active listing is nearly 1,000 square feet smaller. And it sits inside Legends — the guard-gated golf community off Highway 27 with a clubhouse, community pool, fitness center, and courts covered by the HOA.

The comp that makes the case

You don't have to take the spreadsheet's word for it. Directly across the street, 1041 Harmony Ln is currently asking $559,000 for 2,960 square feet ($188.85 per foot). Same street, same community, same gate. For $36,000 more, the home at 1042 gives you almost 2,000 additional square feet — two more bedrooms and a floor plan sized for a multigenerational household, a large family, or serious work-from-home space. That's the kind of side-by-side you almost never get in one place.

A familiar name at #2: 3312 White Blossom Ln was my Deal of the Week three weeks ago at $505,000 — and it has since cut to $500,000. Which brings me to the next point.

Why is it still sitting? The honest read

This home has been on the market 100 days. In my price-cut piece last week I wrote that the market's best opportunities live in the quiet stretch after everyone has looked and nobody has acted — and 100 days of market time on the cheapest per-square-foot home in the band is exactly that window. So what's the catch? Three honest ones. Taxes are real: $10,727 a year — big house, big assessment; budget for it. No private pool — the community pool is excellent, but if you want your own, that's a future project. And 6-bedroom homes have a narrower buyer pool, which is precisely why they trade at a discount per foot — the buyer who actually needs the space (multigenerational families, big households, home-office-heavy buyers) gets more house per dollar than anyone else in the market. If that's you, the market's inefficiency is your gain.
