New Construction vs. Resale: Which Is Right for Your Central Florida Move?

If you're shopping for a home around Clermont, Minneola, Winter Garden, or the greater Orlando area, you've probably felt the pull in both directions. On one street there's a shiny new-construction community with a decorated model and a big "move-in ready" banner. A few miles away, there's an established neighborhood with mature trees, bigger lots, and a home that already has a fence and a finished backyard.


Both can be a great buy. But they're very different experiences, and the right answer depends on what you value most. Here's the honest breakdown I give my own clients.

The case for new construction

New construction is booming across Central Florida right now, and for good reason. When you buy new, you often get to choose your floor plan, finishes, and lot, so the home fits how you actually live. Everything is under warranty, the major systems are brand new, and today's builds are far more energy efficient, which matters when Florida summers hit your electric bill. There's also very little to fix for the first several years, which a lot of busy families love.


Here's the part many buyers miss: builders are competing hard for buyers right now, and a lot of that competition shows up as incentives — rate buydowns, closing-cost credits, and free upgrades — rather than a lower sticker price. Those incentives can be worth tens of thousands of dollars, but you usually have to know to ask for them.


The trade-offs? New homes typically carry a premium price per square foot, the lots can be smaller, and "base price" is rarely what you'll actually pay once upgrades and lot premiums are added. If the community is still being built out, you may also be living next to construction for a while.

The case for a resale home

Resale homes win on things you can't build overnight. You get established neighborhoods, mature landscaping, and often a bigger lot closer to shopping, schools, and the things that make daily life easy. There's usually more room to negotiate on price, and what you see is what you get — the yard is done, the blinds are up, the neighborhood already has a feel.


The trade-offs run the other way: older systems (roof, AC, water heater) may be closer to needing replacement, you might want to update finishes, and in a desirable pocket you can face competition from other buyers. That's exactly why a smart inspection and a sharp offer strategy matter on a resale.

The Central Florida reality

Around here, the newest construction is concentrated in the growth corridors — think the newer communities pushing out around Minneola, Clermont, Winter Garden, and Horizon West — while the best-value established homes tend to sit in the neighborhoods that were built out five, ten, or twenty years ago. Neither is "better." They're different tools for different goals.

One thing every buyer should know

If you walk into a builder's model home alone and sign with their sales rep, that rep works for the builder — not for you. In most cases you can bring your own agent to represent your interests, and the builder pays that commission, so it costs you nothing extra. Having someone in your corner who knows which incentives to push for, how to protect you in the builder's contract, and whether the price actually makes sense can easily save you more than the home inspection ever will.


The same is true on the resale side — you want someone negotiating for you, reading the comps, and spotting problems before they become your problems.
