Thinking about buying in Clermont, FL? Here's what the July 2026 market data — prices, days on market, inventory, and rates — actually says about timing your move.

 

"IS NOW A GOOD TIME TO BUY IN CLERMONT?"

It's the question I get more than any other right now: "Troy, is this actually a good time to buy — or should I wait?"

 

It's a fair thing to ask. Rates aren't where they were a few years ago, headlines swing from "crash" to "boom" week to week, and nobody wants to buy today only to watch prices dip tomorrow. So let's skip the hype and look at what the Clermont numbers are actually telling us this month — because the real answer is a lot clearer, and a lot more encouraging, than the noise suggests.

What the Clermont market looks like right now

Here's where we stand in July 2026: the median home price sits around $449,000, and it's been roughly flat year over year. Homes are averaging about 68 days on the market, and there's roughly 1.8 months of inventory available.

 

That last number is the one that matters most, and here's why. Anything under about three months of inventory has historically been called a seller's market; six months or more is a buyer's market. At 1.8 months with prices holding steady and homes taking a couple of months to sell, Clermont is sitting in that rare, comfortable middle — a balanced market.

 

Translation: sellers who price their homes right are still selling, but they're no longer holding all the cards. You're not walking into ten-offer bidding wars and waiving every contingency just to have a shot. You have something buyers didn't have a couple of years ago — room to breathe, and room to negotiate.

The rate question everyone's stuck on

The 30-year fixed is hovering around 6.55% as I write this. And I get it — that number is why a lot of people are sitting on the sidelines waiting for a "better time."

 

But here's the honest math I walk every buyer through. Waiting for rates to drop sounds smart, but it usually backfires, because you're not the only one waiting. The day rates fall meaningfully, all those sidelined buyers jump back in at once — competition spikes, and prices climb right back up. You save on the rate and lose it on the price, plus you're back to fighting for the house.

 

There's an old line in this business: marry the house, date the rate. You buy the right home now at a price you negotiated in a calm market, and if rates fall later, you refinance. You can change your rate down the road. You can't go back and re-buy the house at today's price once ten other people want it too.

What a balanced market actually lets you do

This is the part most buyers don't realize they've earned. In a balanced market like ours, you can:

 

  • Negotiate the price instead of offering over asking on sight.
  • Ask the seller for concessions — closing-cost help, or credits toward a rate buydown that lowers your monthly payment.
  • Keep your inspection and appraisal contingencies instead of waiving protections just to win.
  • Take a beat to actually think, tour twice, and make a sound decision rather than a panicked one.

 

And there's a second door most buyers never even see: builder incentives. New-construction communities around Orlando and Clermont are offering real deals right now — price reductions and rate buydowns on move-in-ready homes that never show up on the average buyer's radar. Finding those is a big part of what I do for my clients.

So — should you buy now?

Here's my straight answer. If you're financially ready — steady income, some savings, and a plan to stay put for at least a few years — this balanced market is genuinely one of the better setups we've seen in a while. You have negotiating power, you have inventory to choose from, and you have the refinance option waiting for you down the road.

 

If you're not quite there yet — still building savings or firming up your credit — then the smartest move isn't to force it. It's to get pre-approved now anyway, so you know your exact numbers and you're ready to move the moment the right home shows up. In this market, the buyer who's ready beats the buyer who's still "thinking about it."
